ADU Size Limits

An important first step to building an ADU is determining which type of ADU will work best for you. Once you do this, you need to determine your budget. A big factor in how much your ADU is going to cost is how big the ADU will be. Hence why it is so important to know early about the different ADU size limits.

General Maximum Limits

Generally speaking, a detached ADU can usually be up to 1,200 square feet. An attached ADU can be up to 50% of the house’s square footage. A conversion ADU has no limits because the structure already exists, and the same goes for an internal ADU.

These limits may vary from city to city, but no limits should be below 800 square feet. So, you can expect to be able to build an ADU of at least 800 square feet.

How Small Can My ADU Be?

An ADU has to be at least 150 square feet. At this point though, it will probably be considered a JADU. JADUs can be up to 500 square feet and have a few different rules and regulations associated with building them. It is important to note that your ADU will still need to contain a kitchen, bathroom, and living area no matter how small it is.

Making The Most Out Of Your ADU Space

With the limited amount of space you have, it is important to make the most out of it. Work with designers to find appliances with multi-functionality that will fit perfectly into your home. Be sure to incorporate lots of windows to let in natural light and make the most use of horizontal and vertical space.

Also, take into account what you do and do not need. Is it necessary to have an extra closet? Does your bathroom need to be that big? Do you have too much open floor space that isn’t being properly utilized? All of these things can save you space and money.

Find Your Perfect Size

The perfect size ADU will be different for everyone. Take into account your storage needs and budget before making any final decisions.
